Capital Budget Project 2008-1

Swim Center & Cafe Roof

The board of Directors approved a $75,000 budget for 2008 to replace the Swim Center and Cafe roofs. These roofs have leaked for some time due to the design. The board contracted with Architect, Laura Sherman, for a new design which includes an overhang of the roof over the building and new gutters. The board also contracted with the architect to bid out the project which was done during February 2008. All three roofers declined to accept the job due to the carpentry requirements. The architect was able to find a general contractor to complete the job. Due to time constraints the board elected to waive the three bid requirement based on the contractor's reference history and their ability to meet the HOA's insurance requirements. The total contract price for phase I of the project (replacing the roofs, adding gutters and re-painting) was $21,546.00

The contractor began the project on February 28, 2008. The project was completed March 10, 2008. 

Phase II of the project will include re-caulking all areas and re-sealing the outside of the masonry buildings. The HOA manager is currently obtaining bids for this phase of the project.

Phase III includes replacing all awnings over doorways to both the swim center and cafe buildings. These will be bid by the Aquatics Director along with the Capital Budget Swim Center Shade Project in order to obtain the best pricing.
